What we build in Chennai

Three ways to come home.

Chennai gives you heat for nine months and rain that arrives sideways. Every plan below starts from that, not from a catalogue.

Independent homes

A house on your own ground.

1,200 – 3,000 sq.ft.

Planned around cross-ventilation first, because a Chennai house that needs its AC on at ten in the morning was drawn wrong. Deep shade over the west, glass where the sea breeze arrives, and a courtyard wherever the plot will allow one.

Apartments

Buildings that face the breeze, not the road.

G+3 to G+8

Most blocks are turned to face the street because it is simpler to draw. We turn them to face the wind. The staircase goes on the hot western wall where it belongs, and every balcony is deep enough to actually sit in when it rains.

Villas

Room for the whole family, and then some.

2,000 – 4,000 sq.ft.

Cream concrete below, dark stucco above, and a roof that overhangs far enough to do the work of an air conditioner. Drawn around how your family actually moves through a day — where the grandmother sits, where the children come in muddy.

Why we work this way

We know what this house costs you.

For most families who come to us, this is the only house they will ever build. It is twenty years of saving. It is a loan that keeps someone awake at two in the morning. It is often a promise made to a father who may or may not live to see the roof go on.

We have watched enough families hand over that money to know exactly what they are afraid of.

“The price will change halfway through.”

So we tie payments to completed stages, not to calendar dates, and we put the escalation terms in writing before you sign anything. You pay for work that exists.

“Nobody will tell me the truth about my land.”

We will — even when the truth is expensive and you would rather not hear it. A bad foundation is the one mistake you cannot fix later, at any price.

“They will disappear after the last payment.”

We come back at six months, at one year, and at three years. We are still in the town where we started in 1998. There is nowhere for us to disappear to.

aaraabuilders began in 1998 in a small workshop in Mannargudi, Tamil Nadu. The studio now builds across India and in eight cities worldwide.
What does it cost to build a house with aaraabuilders?

What size homes do you build?
From a 600 sq.ft. 1BHK studio to a 3,500 sq.ft. garden estate, plus 8-storey apartment towers. Six home types can be walked in 3D right here, inside and out.
Do you follow vastu?
Yes. We respect vastu and accommodate it in the design, working it into the plan rather than bolting it on afterwards — see our room-by-room vastu guide.
How long does construction take?
A typical villa runs about 18 months and a commercial build around 11 months. Our process has four chapters — Listening, Drawing, Building, Living — and the first thirty days are spent listening, not drawing.
Can I talk to aaraabuilders in Tamil?
